What Does PCM Mean in Rent?
PCM means per calendar month. A rent listing of GBP 1,200 PCM means GBP 1,200 for one calendar month, not one 4-week period.
PCM means per calendar month
Per calendar month rent uses calendar months, which vary from 28 to 31 days. It is different from weekly rent and from an every-4-weeks cycle, which repeats every 28 days.
PCM describes a rent period. It does not interpret lease terms, fees, included costs, or legal obligations.

How to use the term in a listing
Translate the listing term into the period you budget with, then compare like with like. A PCM amount fits monthly bills, a PW amount fits weekly listings, and a 4-weekly amount should be checked separately because it creates 13 payment periods per year.
Calendar month vs 4 weeks
A calendar month is not the same length as 4 weeks. Four weeks is always 28 days, while calendar months run from 28 to 31 days. Over a year, PCM means 12 monthly payments, while a repeating 28-day cycle falls on a different rhythm.
PW compared with PCM
PW means per week and PCM means per calendar month. Multiplying PW by 4 gives only a 28-day amount. Annualizing the weekly rent and dividing by 12 gives the average PCM comparison.

Worked examples
GBP 1,200 PCM listing
GBP 1,200 PCM means GBP 1,200 per calendar month. It does not mean GBP 1,200 every 4 weeks unless the lease says payments are on a 28-day cycle.
Weekly listing comparison
A place listed weekly should be annualized first, then divided by 12. That gives a cleaner comparison with a PCM listing.
