What Does PCM Mean in Rent?
PCM means per calendar month. A rent listing of GBP 1,200 PCM means GBP 1,200 for one calendar month, not one 4-week period.

Per calendar month rent is usually paid 12 times per year. It is different from weekly rent and different from every-4-weeks rent, which creates 13 payment cycles over a year.
Bills, council tax, parking, internet, and service charges are included only when the listing or lease says they are included.

Calendar month vs 4 weeks
A calendar month is not the same length as 4 weeks. Four weeks is always 28 days, while calendar months run from 28 to 31 days. Over a year, PCM means 12 monthly payments, while a repeating 28-day cycle falls on a different rhythm.
Why this matters in listings
A weekly listing can look cheaper when someone multiplies it by 4. That shortcut misses the extra days in an average month and can understate the rent you need in a monthly budget.
