Rent glossary

What Does PCM Mean in Rent?

PCM means per calendar month. A rent listing of GBP 1,200 PCM means GBP 1,200 for one calendar month, not one 4-week period.

PCM means per calendar month

Per calendar month rent uses calendar months, which vary from 28 to 31 days. It is different from weekly rent and from an every-4-weeks cycle, which repeats every 28 days.

weekly rent to PCM = weekly rent x 365 / 7 / 12

PCM describes a rent period. It does not interpret lease terms, fees, included costs, or legal obligations.

Rent listing terms compared

PCM
Per calendar month
Usually 12 fixed monthly rent payments per year.
PW
Per week
Weekly rent. Convert by annualizing, then dividing by 12 for PCM.
PCW
Per calendar week
Often used like PW in rental listings.
PA
Per annum
Annual rent for a full year.
Every 4 weeks
28-day rent cycle
A 28-day cycle is shorter than an average calendar month.

How this page works

This page defines PCM as per calendar month, then shows why PCM should not be confused with weekly rent or every-4-weeks rent.

When to use this page

Use it when a listing says PCM and you need to compare the calendar-month amount with weekly or every-4-weeks rent.

What this page does not include

PW and PCM describe rent periods only. This guide does not interpret lease terms, fees, included costs, or legal obligations.

  • Use PW-to-PCM conversion for rent amount comparison.
  • Use PCM-to-PW conversion for an average weekly equivalent.
  • Use the 4-week comparison only when the listing is actually collected every 28 days.

How to use the term in a listing

Translate the listing term into the period you budget with, then compare like with like. A PCM amount fits monthly bills, a PW amount fits weekly listings, and a 4-weekly amount should be checked separately because it creates 13 payment periods per year.

Calendar month vs 4 weeks

A calendar month is not the same length as 4 weeks. Four weeks is always 28 days, while calendar months run from 28 to 31 days. Over a year, PCM means 12 monthly payments, while a repeating 28-day cycle falls on a different rhythm.

PW compared with PCM

PW means per week and PCM means per calendar month. Multiplying PW by 4 gives only a 28-day amount. Annualizing the weekly rent and dividing by 12 gives the average PCM comparison.

Which calculator to use

Use the PW-to-PCM calculator when the listing is weekly and the budget is monthly. Use the PCM-to-PW calculator when a monthly amount needs an average weekly equivalent.

Worked examples

GBP 1,200 PCM listing

GBP 1,200 PCM means GBP 1,200 per calendar month. It does not mean GBP 1,200 every 4 weeks unless the lease says payments are on a 28-day cycle.

Weekly listing comparison

A place listed weekly should be annualized first, then divided by 12. That gives a cleaner comparison with a PCM listing.

Frequently Asked Questions

Is PCM the same as monthly rent?
Usually yes. PCM means per calendar month, so the listed amount is normally paid once each calendar month unless the lease says something different.
Is PCM every 4 weeks?
No. Every 4 weeks is a 28-day cycle. PCM is 12 calendar-month payments per year.
How do I compare PCM with PW?
Convert PW to PCM with weekly rent x 365 / 7 / 12, or convert PCM to an average weekly amount with monthly rent x 12 x 7 / 365.
Does PCM define the lease terms or included costs?
No. PCM describes the rent period only. The listing or written agreement controls payment terms and any other charges.
